Core maintenance care

Included during regular maintenance visits

The same considered care every visit, so the space never drifts far from guest-ready.

  • Surface Care

Wipe and clean tables, countertops, railings, outdoor kitchen surfaces, and suitable glass tabletops.

  • Outdoor Furniture Care

Dust and wipe outdoor furniture and frames.

  • Cushion Refresh

Vacuum loose dirt, dust, leaves, crumbs, and debris from cushions and seating.

  • Cobweb Removal

Remove cobwebs throughout the covered outdoor living areas.

  • Stainless Steel Care

Wipe and polish suitable stainless steel surfaces to remove light fingerprints, dust, and smudges.

  • Patio Floor Care

Blow and sweep patios, balconies, corners, underneath accessible furniture, and surrounding outdoor living areas.

  • Grill Grate Cleaning

Clean grill grates as part of routine upkeep.

  • High-Touch Areas

Wipe suitable door handles, grill handles, cabinet pulls, and frequently touched outdoor surfaces.

  • Detail Dusting

Lightly dust or wipe safely reachable light fixtures, ceiling fans, décor, candle holders, outdoor TV frames, kitchen fronts, and accessories.

  • Finishing Touches

Fluff cushions and throw pillows, straighten lightweight furniture, organize the space, and return moved items to their proper place.

  • Visual Care Check

During each visit, our team keeps an eye out for visible stains, rust, mildew, wood drying, sealer wear, standing water, hard-water buildup, and other issues that may need attention.

Condition matters

When a deep clean is recommended

Maintenance is designed to maintain your outdoor space — not reverse months or years of buildup.

If your patio has heavy dirt, grease, mildew, staining, neglected furniture, heavily soiled cushions, or other buildup, we may recommend starting with a PatioMaid Deep Clean.

When recommended, a deep clean addresses buildup outside the routine maintenance scope. It remains optional and is quoted separately.

A deep clean is not required to join a maintenance plan. Customers may begin with maintenance-only service, with the understanding that existing heavy buildup or restoration work is not included in routine maintenance.

How your plan is built

Three clearly separated levels of care

01

Core Maintenance Care

The routine care above, on every visit. This is what your maintenance plan always includes.

02

Optional Add-Ons / Customized Care

Specific recurring services can be built into your individual plan — added to the written scope so you always know what each visit covers.

03

Deep Cleaning & Restoration Services

Heavier resets, restoration, and protective treatments are quoted separately, and members save 20% on labor.

We can customize an individual plan by adding specific recurring services. Core maintenance always stays distinct from deep cleaning and specialty work, so your written scope is never ambiguous. See complete exterior detailing for a full reset, or pre-party outdoor cleaning before you host. Managing a community? Commercial outdoor cleaning covers apartment, HOA and multifamily common areas. Recurring visits can include balcony cleaning, patio and hardscape cleaning, and BBQ grill cleaning.
