Shade
Patio Cover, Umbrella & Pergola Cleaning in San Diego
Shade structures are the most overlooked surface on a patio because nobody looks up until something drops. Meanwhile the topside of a canopy collects a season of dust and bird traffic, and the underside of a cover holds web, wasp nests, and a gray film that dulls the whole space.
We clean shade structures from both sides, including the mechanisms that make them work.

What this solves
Common problems we see
- Green and black staining on the topside of umbrella canopies
- Spider web and mud-dauber nests along the underside of covers and beams
- Sticky sap and jacaranda drop bonded to aluminum and lattice
- Retractable awning fabric that has gone stiff and streaked
- Cranks, gears, and tilt mechanisms that grind with trapped grit
- Bird staining on beams over seating and dining areas
Scope
What's included
- Canopy cleaning on both the top and underside
- Frame, rib, and pole detail on umbrellas, plus crank and tilt mechanism clearing
- Beam, rafter, slat, and lattice cleaning on pergolas
- Underside and topside of solid aluminum and insulated patio covers
- Web, nest, and debris removal, including gutter lines on covered structures
- Retractable awning fabric cleaning with the housing wiped out
Our process
How the work is done
01
Open and inspect
Umbrellas and awnings are fully extended so we can see the whole fabric and check hardware condition.
02
Dry clear
Web, nests, leaves, and loose debris come off before any water, including from inside housings.
03
Pre-treat growth
Organic staining on canopy fabric is treated and given dwell time rather than scrubbed hard.
04
Wash both faces
Topside and underside are cleaned — a canopy cleaned only from below still shadows the light.
05
Service the hardware
Cranks, tilt joints, and slide tracks are cleared and checked for smooth operation.
06
Dry open
Fabric is dried in the open position so nothing is closed damp, which is what causes mildew to return.
In detail
What overhead cleaning covers
Everything above your head collects the same soil as the patio below, and none of it gets rinsed by rain the way vertical surfaces do. Pergola beams, patio cover undersides, shade sail fabric, and umbrella canopies all hold dust, mildew, spider web, and bird waste.
The work splits into fabric and structure. Canopies and shade sails are cleaned with fabric-safe chemistry, worked gently to protect stitching and any factory coating, then dried open so nothing sours in the folds. Aluminum, vinyl, and wood structures are washed at low pressure with attention to the top faces of beams where staining is heaviest.
Mechanisms matter too: umbrella cranks, tilt joints, ribs, and finials are cleaned and checked so the umbrella still opens smoothly afterwards.
Materials & surfaces
What we work with
- Sunbrella and solution-dyed acrylic canopies

Honest expectations
Results and limitations
- Canopies that read bright rather than shadowed when the light comes through
- Undersides free of web and nests, so the seating below stays clean
- Mechanisms that operate smoothly instead of grinding
What cleaning cannot fix
- Fabric that has lost coating or gone brittle from UV cannot be restored
- Rust-through and bent ribs are hardware replacements
- Deep-set mildew in older canopies may leave faint shadowing
- We do not remove or reinstall permanently fixed covers
Best for
Who this service suits

- Properties under trees that drop sap, berries, or blossom
- Anyone about to store umbrellas for the season — clean, then store
Pricing
What it costs

- Slat and lattice complexity on wood pergolas
- Whether nests and heavy debris removal is required
San Diego conditions
San Diego shade structures and the marine layer
Overhead surfaces stay damp longer than anything else on a patio because they are shaded from below and never wiped. That is why mildew almost always shows up here first.
What we see locally
- Black spotting on white canopies is mildew feeding on trapped dust, accelerated by overnight marine moisture
- Bird activity concentrates on pergola beams and umbrella tops, and the waste is acidic enough to stain fabric permanently if left
- UV degrades umbrella stitching before the fabric itself fails — most umbrella failures start at a seam
- Jacaranda and eucalyptus drop lands on shade sails and stains within days
Maintenance
Umbrella and shade structure care
Two habits prevent most of the damage we see on overhead fabric.
Close umbrellas dry, never wet
A wet canopy folded shut is the fastest route to mildew in the seams.
Brush off drop weekly
Leaves and blossoms left on shade fabric stain fast. A soft broom from below handles it.
Check seams each season
Restitching a seam early is cheap; replacing a canopy is not.
Lubricate the crank annually
Salt air seizes umbrella mechanisms. A light lubricant keeps them working.
Clean overhead before the patio below
Anything you dislodge above lands below, so sequence matters.
